Before exploring available properties, develop a list of priorities to guide your search. This may include:

• Proximity to work or campus
• Proximity to the grocery store (and back with those heavy bags!)
• Neighborhood (do you want a place close to bars and shops, or are you looking for a quiet community?)
• Upkeep (are you comfortable with a house where you need to shovel sidewalks, or do you want an apartment that will require minimum work from you)
• Pets (if you have one, or want to have one, be sure to limit your search to pet-friendly units)

Start an apartment search with general financial parameters, then examine the lease carefully to ensure financial goals are met. Careful budget planning will help make the experience a positive one. Some things to consider:

• Most leases in State College require 12 months of rent payments and only allow sublets at the owner's discretion. So in your budget, consider what payments will be comfortable for you to make for a full year.
• Consider the total cost of the unit. Are utilities included, or an extra cost? Are there additional fees like activity fees, amenity fees or redecoration fees? Who is responsible for getting the carpet cleaned at the end of the lease?
